  5. Ensuring Compliance: I ensure all parties understand the documents they are signing and that they are doing so voluntarily and without coercion, while also ensuring compliance with relevant state laws and regulations governing real estate transactions and notarial acts.

  6. Document Delivery: After the signing process is complete, I may be responsible for delivering the executed loan documents to the appropriate parties, such as the lender, title company, or escrow agent, to finalize the transaction.
